To address the need for well-connected, low-cost mass housing for the service sector, site selection prioritized proximity to public transport networks. A 19,770 sq.mt plot near Bhivpuri station, Karjat, was identified, connected to NH4 and Central railway route, with an FSI of 1.2.
The design features modular precast pods, offering 1RK and 1BHK units with community spaces integrated throughout the building. Staggered corridors facilitate cross ventilation, addressing Mumbai’s humid climate. The project’s scalability allows for flexible configurations and phased construction, minimizing disruption.
The precast method enables rapid construction, building up to G+4 in 21 days, compared to 21 days for a single slab with conventional RCC construction. Industrial-scale production potential enhances feasibility.
